Vacation homes, tips to avoid fraud.

You often hear of internet scams in the property field: nonexistent properties, homes for rent without the consent from the legitimate home owner, properties passed off as “held” and unveiled as actual slums. There are many varying possible undesirable mishaps that can turn your vacation bitter, therefore it is wise to be careful.

Casevacanza.it was created in order to facilitate the communication between parties: the process of leasing remains the responsibility of the home owner, advertiser and the tenant, that said we work on reducing problems and possibilities of fraud against people.

We have developed a system to detect possible fraud before publishing listings and we carefully verify all reports from our tenants regarding inappropriate behavior of the home owners. However, it is always advisable to pay particular attention when leasing from private owners to avoid incurring bad experiences.

We recommend CAREFULLY FOLLOWING these tips:

  • There is no single system to catch out a scammer. It is always necessary to use common sense, even more so with those who are not familiar with: "professional scam artists", and dishonest thieves who take advantage of the good faith of others, they are more or less experts in the art of deception, unable to do anything else in life.
  • Be wary of accommodation with very low prices yet spectacular photographs. It is necessary to be realistic and compare prices of similar properties to be sure that the price is "fair".
  • Check the photos of the house. Request further photos of the interior and exterior of the property if those provided in the listing are not sufficient.
  • Check the sign-up date (month and year) of the advertiser on CaseVacanza.it. “Older” advertisers would have already been blocked if they were scammers.
  • Request all of the advertisers information (verified landline, verified mobile phone number, name and surname etc.): they are obliged to provide you with this information. It is necessary to have a reasonable guarantee regarding the identity of the person. Usually a scammer uses an invented name and works for companies without references. Likewise for accommodation, request the exact street and number. Verify that the house "exists", you can, for example, use the service of Google Maps Street View. If the owner refuses to provide you with this information, be wary.
  • Before making a bank transfer make sure that the listing and the advertiser offer sufficient guarantees. If the owner’s IBAN or current account prove to be abroad (it is very simple to verify, check the first 2 letters) and the house is in Italy, be wary of the listing, it could be a scam. Why have an account abroad when the property is in Italy? The form of payment by means of credit card offers greater guarantees.
  • Be wary if they ask you to make payments through Postepay, Cartalis, Western Union, MoneyGram, or prepaid cards. A bank transfer is safer because there are traces of the whole transaction.
  • Ask the home owner for a copy of both sides of their identity card or passport. In order to be even safer, you can request the cadastral documents where the accommodation is registered. If they are the property owner you will see their name in the registry documents. If the property owner says that they are travelling abroad and cannot send it to you, do not trust them.
  • Never reveal any personal information or current account number, unless directly related and necessary to complete the lease of the property.
  • Be wary if the home owner tells you that they are traveling or on vacation, and that when you arrive on site they/ their representative will be there to meet you.
  • It is convenient to ask the advertiser for a signed contract with all of their data. You can provide them with one through CaseVacanza.it in the section related to contractual models.
  • Keep a record of all correspondence via email and messages.
  • Be wary if the advertiser does not want to give you a landline phone number, or if they never answer.

LAST WEEKS FREE FROM 7/6 to 5/7, FROM 7 to /7, from 7 to 9/8 with 10% discount to San Benedetto Del Tronto rents private waterfront apartment by 6 or 8 beds in the building of new construction (year 2010) provided a lift and equipped with every comfort (kitchenette with an oven, fridge, freezer, and dishwasher, air conditioning in every room, washing machine, lcd 32 "TV, iron and ironing board) carefully finished and furnished. The apartment is on the fourth floor and is located on two levels: the fourth floor and attic. On the fourth floor there is a spacious living room with kitchenette and a large sofa bed, one double bedroom and a bathroom plus 1 or two balconies; a staircase leads to the attic where the second bedroom and second bathroom as well as a possible third small balcony.
The prices refer only to Hortensia Suite from 6 beds and vary depending on the time and the apartment.

Tips and activities

In San benedetto del Tronto we have four apartments located on the last floor of a building (with elevator) newly constructed (May 2010) facing the sea in Via Marconi 62 in front of the beach number 33 Blumarines and beside the hotel Cristall.

The apartments are very similar to each other and they differentiate entirely for their exposure toward the sea. They all have six bed places with the exception of one that has eight bed places. They all develop on two levels: fourth floor and mansard. At the entrance we have a wide area with a cooking spot and a sofa bed for two with one or two balconies, 1 bedroom and 1 bathroom with shower. An internal staircase leads to the mansard where we have the second double room with the second bath with shower.

The most beautiful apartment is called Regent characterized by white and blue colors (that with the smurf in the foreground). This apartment is very well taken as it was meant for my daughters; it has eight bed places and two beautiful big balconies where you can enjoy your meal while facing the sea in the second, and always with seasight but in mansard, it has a beautiful living room. The mansard is a completely habitable.

The second apartment, the Hortensia Suite, is the one with blue colors as for photos. This apartment is as beautiful as the other (around 53 sqm) and it has six bed places. As the other it is exposed to east and therefore it faces the sea with two small balconies, there are two bedrooms (in mansard has two single beds that can eventually be united) and two baths (there is also a small terrace in mansard).

The third apartment called Eternity is characterized by a green color and it is turned towards north; it is as big as the other (same sq metres) and it has six bed places, two bedrooms and two baths and it has a small balcony from where you can see the sea.

The last apartment Tiffany has orange color, it is turned toward the southwest and it is not facing the sea and it is the smallest (around 47mq), but it has six bed places, two bedrooms and two baths.

Depending on the apartments you choose, we will be able to do a small discount.

We ask for a supplement of € 15 per person for the supply of bed linen and towels for 2 weeks All apartments are carefully furnished with new furniture and endowed with all appliances: dish washer, refrigerator with freezer, electric oven, plain cooking to four fires, iron from the stretch with axle, washer, 32 "LCD TV, a/c in all areas and free wi-fi. Some also have microwave ovens.

If you decide to book we require a deposit of 30% of the whole amount payable through banking credit transfer. The final payment will be regulated upon check in through check or credit transfer (to be made before the arrival).

Upon the delivery of the keys we ask a security deposit of $ 250 that we will return previous control of the apartment upon departure.

The check-in can be anticipated at 2:0 pm in then. The check-out is at 10:0 am.

The villa is provided with 6 places for cars in the immediate proximities (to around 30 m) there is a wide area provided by the municipality as a free public parking lot.

Nearby there are shops of every type.

With regards to the beach, all it takes is crossing the Avenue Marconi and it takes you directly to the sea. The beach is ample and sandy. There are numerous chalets that provide beach service, otherwise in the proximities there is also the free beach.
